Check-in is 4 p.m.; Check-out is 11 a.m.

Payment: 50% of the rental fee will be due at the time of reservation. The balance is due 30 days prior to check-in. Credit card payments can be accepted at no additional charge. If you reserve the Sage Cottage 14 days or less prior to arrival, the entire rental amount is due when the reservation is made. The $250 security deposit must be mailed as a seperate check. Read your confirmation email for more information on this process. Guests are responsible for all nights reserved regardless of late arrival or early departure.

Cancellation Policy: In the event of CANCELLATION by the Lessee, a $250 fee is due. If the Owner cancels, all money will be refunded.

A security deposit of $250 will be required with 50% of the rental fee. Aside from reasonable wear and tear, you will be required to pay for damages incurred to the property or its contents during your stay. Please place any items, which you use back in their proper place. The Sage Cottage is NON-SMOKING. See Rates.

Taxes: A 5 percent NC occupancy tax and 6.75 percent NC sales tax will be added to cost of your stay, excluding the security deposit.

Absolutely NO PETS.

Maximum Occupancy Violations will result in rent forfeiture and immediate eviction of guests. We strictly enforce the Health Department regulations and codes. The Sage Cottage can sleep eight (8) occupants.

Please report inoperative equipment. We will make every effort to have repairs done in a timely manner during reasonable hours. Mechanical failures of appliances, air-conditioning or heating systems are beyond our control and no refund or rent reduction will be given.

What to Bring: The Sage Cottage is equipped with linens, towels, cooking and eating utensils and some cleaning implements. Unless specified, other amenities are not provided. It is equipped with many smoke detectors for your protection. Please check them upon arrival to ensure your safety (sometimes batteries die and go unnoticed). Please contact us immediately if any detectors are not working.

Cleaning: The Sage Cottage is professionally cleaned before you arrive and after you leave. Please report within 4 hours anything we fail to clean. Guests are responsible for cleaning and storing all dishes, utensils and removing all trash to the dumpster at the entrance of Riverbend, failure to do so will result in additional charges.
